Annesley approved

Last week saw Ashfield District Council resolve to grant planning permission for a large B2/B8 development on land east of M1 J27 at Annesley. The project came to us as a hospital pass after another consultancy had reached a stalemate after two years of trying to resolve the highways issues. We restarted the conversations with Nottinghamshire County Council and National Highways, and following a lot of hard work and detailed modelling we resolved the outstanding concerns. We’d like to show the engineering drawing of the new signal controlled access, new fourth roundabout arm, and extensive cycle infrastructure, but in this case we think that is trumped by the excellent visuals by nineteen47.

employment development consented – Melton

After a lengthy delay while the S106 was resolved, Davidsons planning application for employment use on a site on Leicester Road in Melton Mowbray has been approved. The site is allocated in the Melton Local Plan as part of the Southern Sustainable Neighbourhood. Our Transport Assessment reported on how transport conditions would be impacted by the development, taking account of the (currently being built) northern and eastern Melton Mowbray Distributor Road (NEMMDR), and its planned southern extension. To assist, we used VISSIM microsimulation modelling of Melton to explore the relief to the town centre. Masterplan by SGP.

Isley Woodhouse – public consultation website goes live

On Monday 11 November 2024, the public consultation website for the new settlement known as Isley Woodhouse went live. The site is south of East Midlands Airport. The emerging proposals include approximately 4,250 new dwellings; one local centre and two neighbourhoods centres; a sport, leisure and community hub; two new primary schools; a secondary school; employment land; and green infrastructure, including sports facilities.

It is the culmination of years of work to this point, and probably years to come. We have been working on the transport matters, including hosting a monthly Transport Working Group consisting of officers from Leicestershire County Council, Nottinghamshire County Council, Derbyshire County Council, National Highways, North West Leicestershire District Council, and others. It is an exciting project with a great vision. Visit the website here: https://www.isleywoodhouse.co.uk/

success in Thurcaston

After almost three years since we were first engaged, we are pleased to say that Charnwood Borough Council have approved Parker Strategic Land’s planning application for 19 dwellings on the old Rectory site in Thurcaston. The access design included traffic calming to manage speeds along Anstey Lane in this edge of village location. Negotiations of per dwelling contributions to the Charnwood Transport Contribution Strategy led to significant delays before the application could be determined.

small can be beautiful – Hemsley Road, Coalville

Not all our work is large strategic projects. Sometimes the small details can be as difficult. They say the devil is in the detail. At the junction of Hemsley Road and Grange Road in Coalville, we were required to design 10m kerb radii to replace the existing 6m radii kerbs, to facilitate Hemsley Road serving a further tranche of 80 houses. The knock on effect with the pedestrian crossing, and the need for a VAS, complicated the process. But we got there, and technical approval was granted this week.

success at Snells Nook Lane

On Thursday evening at Charnwood Borough Council’s Plan’s Committee, councillors resolved to grant consent to William Davis’ detailed planning application for residential development east of Snells Nook Lane in Loughborough. The scheme was presented to the committee anew, following a resolution to grant in June. However, on that occasion the recommendation included a contribution in accordance with the Charnwood Transport Contribution Strategy. This time it didn’t. The Councillors still found the application acceptable. Housing layout by nineteen47.
