works complete – North Kilworth Marina

Newline have completed the highway works that provide access to North Kilworth Marina. The wide access is to provide for narrow boats delivered on the back of a trombone trailer, and the associated measures along Station Road reinforce the changed speed limits. Despite the marina being open for a while, the works were the subject of much toing and froing before they were designed in detail by our Infrastructure Design team, who gained technical approval and assisted Newline with the construction.

Green Belt approval in Knowle

After many years of work, the Green Belt Arden Triangle site, that we helped become allocation KN2, has been granted consent by Solihull Metropolitan Borough Council. Ably shepherded by Cerda Planning, our client, Kler Group, sought outline consent for 450 dwellings on part of the allocation. All the assessment work had to look at the whole allocation, which included three other parties, adding to the complexity. Our Water Management team assessed the flood risk, and proposed a drainage strategy, complicated by the ecology. As the first application to come forward, our Transport Planning team assessed the cumulative impact of the whole allocation, as well as another allocation in Knowle, amounting to over 1,000 new dwellings. Extract of cumulative masterplan by IDP architects below.

more houses in Melton

The BBC news reports consent granted by Melton Borough Council to Charles Church’s application for 48 homes on land at Hilltop Farm, on the edge of Melton. Our transport planning work assessed the existing use of the site, once partly used for tyre recycling, and the proposed use, allowing us to conclude that the change would not materially alter traffic conditions on the surrounding road network. Nevertheless, the access required careful design, along with a speed survey and vertical alignment drawing to demonstrate that adequate visibility could be delivered despite the undulating main road.

consent at Croft

Working with Bellway Homes, we are pleased to see Blaby District Council grant consent for an outline application for 95 dwellings on land at Croft Lodge Farm in Croft. The site is interesting, as it provides one of two accesses to a large area of land where car boot sales are held every weekend. As well as a development access, we had to design a separate access for the car boot site.

the devil …

is in the details. While many of our projects are strategic in scale, we also have a wealth of smaller schemes. They test expertise, as the details are to the fore. Three recent successes are good examples. We helped gain planning consent for a field access on the A6006 Melton Road in Asfordby Hill. Despite the seeming simplicity, it required three rounds of highways comments, to justify the need and geometries. We helped gain Class R consent (prior approval to convert agricultural buildings to office use) at a hamlet near Ashby de la Zouch where the surrounding roads are all narrow lanes. We undertook traffic calculations to quantify the additional traffic, and demonstrated that there were opportunities for passing. Finally, we gained technical approval for a S278 proposal consisting of three speed cushions, plastic ones to be bolted to the carriageway, required by condition to counter substandard visibility at a junction.
