Another success with Tungsten Properties and their team. This time in support of a planning application for 4 industrial units at Amington Industrial Estate in Tamworth. The application was supported by our Transport Assessment with the main challenges being justifying the suitability of the proposed site access and demonstrating how larger vehicles would be able to manoeuvre around the internal space.

Plans to redevelop King Edward Court, where we have our office, have been announced. King Edward Court, Nottingham As a pro-development company it would be churlish to complain. Our break clause will be triggered and we will be seeking new accommodation. Watch this space.

A small development, of 18 dwellings, but bedevilled with technical challenges, Rutland County Council have granted consent to Langton Homes’ proposal on Cold Overton Road at Langham. The site is adjacent to the Langham Brook, and experiences considerable surface water flooding. Our Flood Risk Assessment and Drainage Strategy report devised a suitable surface water discharge strategy and designed attenuation features. Transport matters were complicated by the need to provide a pedestrian connection to the village centre, over the bridge on Cold Overton Road.

Melton Borough Council have approved an application by Belvoir Cricket Club for a new clubhouse and indoor cricket school. . The new pavilion will include four changing rooms and a club room with capacity for up to 60 people, a bar and kitchen. The cricket school will provide three cricket lanes, an office for the Belvoir Cricket and Countryside Trust, and other ancillary rooms. Accessed from Knipton Road, focus was on the safety of the access, and demonstrating that sufficient car parking would be provided, given the range of seasonal events and overlapping activities.

Having assisted Tungsten Properties gain planning consent for their development at Lime Kilns Business Park in Hinckley, it is pleasing to see they have signed up a tenant. Completely Motoring Group are to take up the 37,650sqft Unit 14. They will employ more than 20 new staff and relocate their headquarters and motorcycle distribution centre. Completely Motoring Group is a Gloucestershire based company that specialises in premium used motor vehicles and motorcycles.

The plot of our office has an interesting history. It was occupied as a hospital, dedicated to St. John the Baptist. Then it became a House of Correction (see below).

By 1899 the prison was in disuse, and was demolished. In its place was built the Central Market and Palais De Dance (now known as Pryzm), with King Edward Street in between (see below). In the 1970s, the Central Market moved to become the indoor market in the Victoria Centre. St. Modwen redeveloped the site and it became King Edward’s Court. We daily pass the foundation stone, laid in 1984.

Working again with Tungsten Properties and their team, we have helped secure planning consent for Super W, a 244,000sqft speculative industrial unit at the former Travis Perkins facility at Appleton Thorn Trading Estate in Warrington. The application was supported by our Transport Assessment and Travel Plan and will deliver around 200 jobs.

Having helped gained full planning consent for 8 residential plots on the former Baliffs Mead Nurseries, Mather Jamie are now marketing the site. For redevelopment purposes, we recommended the site that is covered with glasshouses and outbuildings, be divided in two parts. Half would be accessed from the existing, constrained, but commercially attractive access on High Street in Castle Donington, seen below. The remaining half would be accessed from a standard compliant access on Stonehill to the rear. Consent was granted in November 2020. David Granger Architectural Design were the architects.

Working with Clowes, we have helped gain consent for Phase 1 of their Forbes Park industrial estate in Long Eaton. Located on Fields Farm Road, the brownfield site will accommodate around 40,000sqft of mixed employment uses, including four small retail units. Our Transport Assessment included numerous tracking drawings showing how larger vehicles would be able to manoeuvre around the internal space and at the two proposed accesses. We are now assisting Clowes on Phase 2.
