success – Bardon Hill West

We are pleased to report North West Leicestershire District Council’s resolution to grant consent to Harworth Group’s hybrid application known as Bardon Hill West. The application sought full consent for five employment units totalling 2,719sqm for light industry, general industry, and/or storage/distribution use. Outline consent was sought for 4,000sqm of the same uses on the remainder of the site. There were a number of engineering challenges posed by the relatively small sloping site. We carried out extensive ground modelling to understand the earthworks and assist the masterplanning. That overlapped with the drainage strategy set out in our Flood Risk Assessment. The design and assessment of the access addressed interactions with the adjacent level crossing, including discussions with Network Rail and Leicestershire County Council to agree mitigation measures. S278 technical approval – Broadnook

We are pleased to report having gained technical approval to the S278 works that will provide access to the Broadnook Garden Suburb. One of our showcase projects, that we helped gain consent in March 2020, we were appointed to carry out the detailed design of the highway works, earthworks, and drainage in August 2020. Technical Approval marks an important step in the ongoing delivery of the scheme.

appeal allowed – Ketton

The lengthy process of delivering housing is repeated in Rutland where the latest stage of Vistry’s proposal for 75 dwellings reaches an important milestone, more than seven years since we were introduced to the site. Reserved matters and construction to follow, meaning there is still some way to go before there are occupants. Our work focussed on the Transport Assessment and Travel Plan, although we also carried out 3D earthworks assessments to understand adoptable gradients on the steeply sloping site. Goose Gate, Nottingham – approved

Something a bit more urban. Working with structural engineers TSK Consulting, and architects Leonard Design Associates, we are pleased to report that Nottingham City Council have consented BMOR’s proposals for redevelopment of the site of 38-46 Goose Gate in Nottingham city centre. The development site has a frontage to both Goose Gate and Woolpack Lane, and the proposals consist of the demolition of the existing buildings to provide student accommodation with 100 bed spaces and retail units with a floor area of 300sqm. The development was designed without car parking spaces, making our Transport Assessment and Travel Plan relatively easy, although details such as deliveries, servicing, and refuse collection had to be resolved, along with restrictions on student car parking and drop offs. the design, and the reality – Brinsley

In 2021 we supported Barratt’s consent for 115 dwellings at Church Lane in Brinsley. The A608 Willey Lane/Cordy Lane junction was severely impacted by the additional development traffic. Hence, we designed an upgrade, changing the simple T-junction layout to a ghost island T-junction, with the side road realigned to approach at 90 degrees. Newline Civil Engineering Ltd have now delivered that scheme and posted the picture below. Can you spot the differences?
