success for Bennerley Viaduct

The beautiful Bennerley Viaduct is set to be appreciated by more people following a successful planning application for a new visitor centre, ramp, and car park. The viaduct has a cycle ramp at its western end, but only stairs at its eastern end. The new ramp will to improve cycle access, and the small café and associated car park will improve facilities for visitors. The application by Friends of Bennerley Viaduct Group was supported by our Transport Statement, which successfully determined the amount of traffic that would come and go, and that the junction on the A6096 Shilo Way (Awsworth Bypass) would be able to safely accommodate the traffic. We look forward to revisiting once the café is open.

Burbage appeal allowed

Another appeal success. This time, we are pleased to report that Avant Homes’ appeal against refusal of their 85 home development at Lychgate Lane in Burbage has been allowed. The application was supported by our Flood Risk Assessment and Drainage Strategy, and Transport Assessment and Travel Plan. Leicestershire County Council in their role as lead local flood authority, and local highway authority, raised no objections subject to conditions. Nevertheless, Hinckley & Bosworth Borough Council refused the application for two reasons, landscape and highways related. Despite that, working with Marrons Planning, we managed to remove the highways reason for refusal in the run up to the Inquiry. FPCR ably dealt with the landscape reason, and the appeal was allowed.

Desford appeal allowed

We are very pleased to report that Davidsons planning application for 120 dwellings on Kirby Road in Desford has been allowed on appeal. An outline application was submitted in 2019, supported by our Transport Assessment and Flood Risk Assessment reports. The application was refused. A new application was submitted in 2022, which again we supported. It was also refused, with two reasons, one highways related despite no objection from the County Council. At the Public Inquiry David Cummins provided expert highways evidence and along with the rest of the client team’s efforts the Inspector found the application should not have been refused.

Stud Brook Business Park approved

We are pleased to report that Clowes Developments have achieved their reserved matters planning consent for the first six units at Stud Brook Business Park in Castle Donington. The mixed-use scheme will include employment, amenity, office and industrial space for sale or let ranging in size from 1,500 to 45,000sqft. Our Transport Planning services were employed to assist.

success – Clarendon Street, Watford

Planning permission on the Clarendon Road scheme in Watford was allowed at appeal last week following an eight day Public Inquiry. The scheme comprises 247 apartments and 4,798sqm of office use spread over buildings ranging from 5 to 24 storeys. We provided Transport Planning and Water Management advice producing the Transport Assessment, Travel Plan, Drainage Strategy and SuDs Assessment, none of which were contentious. The issues examined at the Inquiry were whether the proposal would provide an acceptable level and type of floor space, the effect of the proposal on the character and appearance of the area, and whether the proposals would provide satisfactory living conditions for future occupiers. West Works, Corby

We are pleased to report that Warmflame Development’s planning application for their Westworks employment development in Corby was granted consent last week by North Northamptonshire Council.  The proposals comprise of the redevelopment of the western part of the Tata Steel Works to provide up to 172,050sqm of flexible class E(g)(iii) / B2 / B8 uses.  The development will be accessed via a new signal controlled junction onto the A427 Weldon Road.  Our work involved the production of a Scoping Report, Transport Assessment, Framework Travel Plan, and traffic data input to the noise and air quality assessments.  UMC Architects illustrative masterplan is below.
