Station Street, Nottingham

A planning application has been submitted to Nottingham City Council for new offices and student accommodation in two new multi-storey buildings on Station Street.  Working for client Bildurn, and with architect Franklin Ellis, we have supported the application with a Transport Statement, Travel Plan, and Car Park Management Plan.  Surrounded by the tram and canal, and adjacent to the train station, the site can only be accessed from Station Street, a pedestrian priority street.  Hence, there has been particular focus on the vehicle movements that will occur during demolition and construction, as well as during the occupation of the development.

Brackmills built

Good to see pictures by Winvic Construction of the two new distribution centres they have built at Brackmills Point in Northampton, on behalf of our mutual client Roxhill Developments.  We provided transport and highways advice to support the planning application and it is good to see our hard work turned in to reality.

Derby Road, Hilton – approved

Last night, South Derbyshire Council approved Harworth Group’s outline planning application for 45 dwellings on a site in Hilton.  The trickiest highway issue was designing an pedestrian crossing on a raised table, with altered speed limit, at the entry to the village where neighbouring driveways and other constraints meant a suitable location was difficult to find.  Illustrative masterplan by Pegasus Group below.Hilton

We like CGI.  The image below is by Marchini Curran Associates, of their high rise residential and commercial scheme at Derwent Street in Derby.  Two apartment blocks will be built, the tallest being 13 storeys, to provide 103 apartments plus commercial space.  The application was supported by our Transport Assessment and Travel Plan, and was approved last night by the City Council.DerwentSt

approved – Higham Lane, Nuneaton

We are pleased to report approval of Persimmon Homes’ detailed planning application for development on the eastern side of Higham Lane at Nuneaton and Bedworth’s planning committee on 3 April 2018.  For us, that is the culmination of considerable technical analysis that began back in November 2014.  Our Transport Assessment and Travel Plan examined a development of 511 houses.  Various other developments in the area complicated the future year scenario, as did the development’s spine road, which doubles as a section of the planned northern relief road for Nuneaton.  As a result, we ran two different versions of the Nuneaton and Bedworth Paramics model to understand where significant traffic impacts would occur.  Mitigation was assessed and negotiated with Warwickshire County Council.  The A5 was analysed to ensure Highways England would not object.

While awaiting a decision on the application, we have undertaken the detailed design of the Section 278 works.  The works include the signal controlled access junction that has been designed so that it can become a crossroads in the future to allow for the westward extension of the northern relief road.Nuneaton

Silverdale care home permitted

Again working with Rayner Davies Architects and Wynbrook Care Homes, we have helped gain planning consent for a residential care home on the site of the former Clifton Bridge Inn at Silverdale.  The project provides 83 beds with communal lounges, a cinema and a hairdresser.  Our Transport Assessment and Travel Plan examined the existing and future use of the site, and the design of the access.Silverdale.jpg

application submitted – Eden Lodge

Working with Rayner Davies Architects, we have compiled a Transport Statement to support an outline application for 12 houses and a 64-bed care home on the site of the Eden Lodge Care Home in Bestwood village.  The existing care home will be demolished to allow for the new state of the art care facility that will include a cinema, hairdresser and café.EdenLodge

 

appeal averted at Market Warsop

Following early feasibility studies and advice on access, in June 2016 Harworth Group  submitted an outline planning application for 400 houses on Land to the South of Stonebridge Lane in Warsop.  Our Transport Assessment derived a package of highway works to mitigate traffic impacts along the congested A60 corridor in to Mansfield.  A year later in June 2017, councillors refused the application on various grounds, including highways. An appeal was lodged, and a new application was submitted.  On Wednesday night, in a close run vote, councillors decided to approve the second application.  Hopefully that now means no need for the appeal.

Bilsthorpe – approved

Newark and Sherwood District Council have resolved to grant consent for Harworth’s planning application for 85 dwellings and a retail store of 300sqm on a site at Eakring Road in Bilsthorpe.  Our Transport Assessment proposed a mini-roundabout access, but unable to accept that, the County Council agreed a simple T-junction would be sufficient.
