the design, and the reality – Brinsley

In 2021 we supported Barratt’s consent for 115 dwellings at Church Lane in Brinsley. The A608 Willey Lane/Cordy Lane junction was severely impacted by the additional development traffic. Hence, we designed an upgrade, changing the simple T-junction layout to a ghost island T-junction, with the side road realigned to approach at 90 degrees. Newline Civil Engineering Ltd have now delivered that scheme and posted the picture below. Can you spot the differences?

Thorney Road, Newborough – consented

The devil is always in the detail. This scheme of 30 affordable dwellings by Longhurst Group at Newborough was the subject of a detailed application. Peterborough City Council are the local highway authority, and their exacting highway requirements, in the absence of a design guide, led to multiple alterations of the housing layout as we adjusted footways, carriageway widths, car parking numbers and locations, road types, refuse vehicle tracking, and bin storage. Ironbridge – S106 signed and consent granted

Following last year’s resolution to grant consent, detailed negotiations have been finalised, the S106 Agreement signed, and planning consent has been granted for the redevelopment of Ironbridge Power Station. That is a significant step along the process of delivering the new development, now called Benthall Grange. Over that last year, we have been working with Harworth and their team designing the S278 works. We are designing the earthworks, highways, and drainage infrastructure that will deliver Phase 1. Golby + Luck success

Golby + Luck are a respected landscape architects practice with a head office in Ibstock. Wishing to expand, and stay in the area, they applied for a new office building at Coleorton. Consent was granted by North West Leicestershire District Council second time around on 6 October 2022. We are grateful to have been entrusted to support the application. Our flood risk and drainage advice focussed on the attenuation ponds, addressing local concerns about flooding. Our highways advice had to overcome objections about the narrow width of Moor Lane, and safety concerns about its junction with the A512. We are very pleased that G+L have been successful and wish them all the best as they now construct and occupy their wonderful new premises.

Geddington – approved

We are pleased to report that the North Northamptonshire Area Planning (Kettering) Committee have approved a scheme we have been working on at Stamford Road in Geddington. On behalf of Larkfleet Homes we provided Flood Risk & Drainage and Transport Planning services. Although at minimal risk from fluvial flooding, there is a significant overland flow path that crosses the site from north to south following the natural topography of the land. Hence, the surface water discharge strategy is to discharge into the drainage ditch adjacent to Stamford Road. Attenuation is proposed via a combination of a below ground tank along the northern site boundary, and a detention basin in the north-east corner of the site.
